Virtual home staging with AI: the same empty, furnished room, with the label reporting the edited image

The virtual home staging with AI starts from a real photo of a room, often empty, and furnishes it to the computer in seconds. The tools ask for the image, the type of environment and a style; the result is convincing in yield and fragile in proportions, because the software does not know the measurements of the room. Real work begins after generation: compare, discard, label.

From 2 August 2026 the label is an obligation. Article 50 of the AI Act asks those who use AI for work to declare manipulated images that reproduce real places and may seem authentic. The Consumer Code covers the rest: a photo that deceives about the characteristics of the property remains a problem even with the label.

In summary

  • Virtual staging adds furnishings to a real photo; the software does not know the measurements, so each image must be compared with the floor plan and the starting photo.
  • From August 2, 2026, the AI Act calls for declaring manipulated images that reproduce real places and would seem authentic: a computer-furnished room easily fits the definition.
  • The label must be seen on each image or next to it: the invisible markings that the software inserts into the file are not enough.
  • Correcting exposure, color, and verticals is a standard touch-up; adding, removing, or replacing objects changes the substance of the photo.
  • Deleting defects with AI exposes you to a challenge for deceptive practice, with or without label.
  • idealist asks to report the generated or modified images and to always add them to photos of the current state, and shows them with a label on the image.

From empty room to ad, one step at a time

  1. Take it with the staging in mind. Clear and clean room, natural light, horizontal framing from an angle, straight verticals. A crooked or burned photo produces crooked furnishings and wrong shadows.
  2. Choose environment and style. Indicates the type of room, remove existing furniture if the instrument predicts it and activates, when there is, the block of the structure on walls, windows and ceiling.
  3. It generates more variants. Keep the one with the scale furniture and fewer interventions on the room, not the most scenic.
  4. Compare with original and floor plan. Doors, windows, radiators, sockets, beams, floor and walls must remain identical; the furniture must be in the actual measurements.
  5. Label and side by side with the original. Each furnished image has its own label and, immediately nearby, the photo of the room as it is today.
  6. Archive. Preserve original, published version, used tool and date: if someone disputes an image, you know what you published and when.

For the shot are worth the advice that Immobiliare.it gives to agencies: get in a corner to take the whole room, prefer natural light, straighten verticals, avoid overexposure. In staging they weigh even more, because every defect of the starting photo is found in the generated image. Who in the agency can use these tools, and with what controls, must be written in the corporate policy on the use of AI.

Measurements, windows and light: the errors to look for in each image

Staging tools generate plausible furniture, not measured furniture. The page on Virtual Staging AI promises that AI adds furnishings in seconds, removes existing ones, offers over 50 styles and leaves the room layout intact; REimagineHome proposes a block of the structure that holds still walls, windows and ceiling lines. It's the producer's commitments, and the verification is up to you. In the same menu REimagineHome also offers replacement of the sky, remade lawn, removal of objects and passage from day to sunset: just the interventions that in an ad change the substance of the photo.

What to check Typical AI error How do you find out before you publish
Furniture Scale Smaller bed or sofa that make the room look bigger Comparison with plan measurements
Windows and doors Widened, moved, added or covered openings from a closet Overlay with original photo
View from windows The front building replaced by trees or sky Original photo and survey notes
Light North-facing room full of sun, lamps lighting as at noon Exposure indicated in the property sheet
Floors and walls Ceramics turned parquet, walls repainted If they change, it is a restructuring simulation to be declared as such
Fixed elements Thermosyphons, sockets, beams, pillars or tubes missing List of fixed elements done before generating
External Replaced sky, remade lawn, garden more cared for than true Season and real conditions of the shot

One account in mind is enough on the ladder. In one example, if the floor plan says that the room measures three meters by three, a double bed with two bedside tables leaves little room to pass: if in the image the room looks like a suite, something has been reduced. Who uses generic models for images, such as those in the best AI models for images, has the same obligations and must explicitly ask not to touch openings and walls: the prompt to create images They help, but they do not replace comparison.

Retouching or manipulation: four cases that happen in the agency

The Commission guidelines on Article 50, published in July 2026, distinguish standard editing from substantial changes. The first group includes small crops, colour and brightness corrections, sharpening, sensor-dust removal and levelling the horizon; the second includes inserting, removing or replacing objects that change the image’s meaning and substance. The examples concern marking that software producers must apply, but the criterion is also useful for publishers: for a buyer, the substance is the room.

I have corrected light, colors and perspective

It is standard retouching as long as the room remains as it is: exposure, contrast, vertical straightened, cropping. It changes nature when a dark room seems sun-drenched, because the guidelines count among the substantial changes even the extreme clearings that change the message of the image.

I furnished an empty room

Furniture inserted into the real photo of a real room produces an image that looks authentic: it must be labeled, with the original photo next to it and a line in the description that says the furnishings are not included.

I have redone floors, walls or computer bathroom

It is no longer staging but a restructuring simulation, which idealist expressly names among the contents to be indicated as altered or simulated. Put it after the photos of the current state and write that it does not represent today's property.

I deleted a defect

A crack in the ceiling, the exposed pipes, the trellis behind the garden are part of what the buyer needs to know. Removing them exposes a contention by deceptive practice, and the label does not avoid it: the guidelines remind that the obligation to state does not make content prohibited by other rules, such as misleading advertising, lawful.

AI Act and Consumer Code: What to do if you publish

For the Article 3 of the AI Act is a deep fake the content generated or manipulated by AI that resembles existing people, objects or places and that "would look falsely authentic or truthful" to the viewer. The Commission's guidelines specify that objects include buildings and that places are realistic locations; the assessment is objective, there is no need for the intention to deceive, and a high degree of photorealism makes the qualification more likely. The real photo of an apartment with virtual furnishings fits in with ease.

The obligation to state this, in Article 50(4), rests with the deployer, that is, with those who use the AI system in a professional activity: the agency that is staging itself or through a collaborator under its control. Paragraph 5 calls for clear and distinguishable information, at the latest at the first exposure. For guidelines the label must be perceptible without technical tools, not hidden in terms of use or menu, and the markings readable only by the machines that the software inserts into the file are not enough. The general framework of the regulation is in Guide to the AI Act for Companies.

The obligation applies from 2 August 2026 and for those who publish there are no extensions. The Regulation (EU) 2026/1744 gave time until December 2, 2026 to software manufacturers already on the market before August 2 for machine-readable marking, not to agencies for visible labeling. In Italy, supervision of AI systems is the responsibility of the National Cybersecurity Agency (law 132/2025, art. 20); the sanctions provided for in the regulation are explained in the guide to AI Act sanctions.

The Consumer Code weighs as much as the AI Act. The Article 18 includes immovable property among the products; Article 21 also considers misleading a communication with correct information which, as presented, induces or may mislead on the main characteristics and prompts a decision that the consumer would not have taken; Article 22 adds omissions. Photos furnished without saying that the furniture is not there, or without the room as it is today, risk going back in. The Competition and Market Authority may apply penalties of 5,000 to 10,000,000 euros (Art. 27); on doubtful cases, compare with your counselor.

If you buy staging as a service, without you deciding if and how the provider uses AI, for guidelines the deployer is him. However, the ad remains yours: ask in writing what images are generated or modified, because you have to put the label on it.

The rules of idealist and Immobiliare.it on modified photos

The General conditions of idealist, updated May 27, 2026, are the most explicit. In second-hand ads photos must reflect the real state; infographics, renovation simulations and images generated or modified with AI or other tools should be indicated as altered or simulated content and always accompanied by photographs of the current state. You cannot put marks, watermarks, logos or texts on the images, and the portal declares to recognize the text in the uploaded photos.

The label, therefore, on idealist does not write it on the image: the signals from the reserved area. Idealist/tools guide on photos edited with AI explains that the marked photos show a label visible directly on the image and that the portal detects them even on its own, reading the C2PA credentials entered by the software or with its own model. If the label arrives by mistake you ask for a review, but the responsibility to the users remains with the advertiser. Among the media products by idealist/tools there is also virtual home staging, which can be purchased for the single ad and made by the professionals of the portal network.

The General conditions of Immobiliare.it, updated to September 9, 2026, do not have a rule dedicated to modified images: they ask for correct and non-deceptive information, images relevant to the ad and data entered in the intended fields. For professional users the service contract also applies, which is not among the public conditions. Photo captions, explains the Help Center, assigns it an algorithm and they change from a drop-down menu: the statement then goes into the description, and for a label also on the image it is better to hear first the portal referent.

How to write it in the ad, with ready sentences

  • Short label on each furnished image, where the portal allows it, or the mark provided by the portal.
  • Original photo of the same room immediately before or immediately after the furnished one.
  • No images furnished as a cover, if the portal does not show the label already in the list of results.
  • A line in the description that lists the edited photos and says what is not included in the sale.
  • Same label on the agency's website, social media and showcase.

Three formulas to adapt. For an empty property: "Photos 3, 5 and 8 show virtual furniture generated with artificial intelligence. The apartment is sold empty and the furnishings are not included; after each you find the photo of the room as it is today." For a project of work: "Pictures 9 and 10 are renovation simulations created with AI and do not represent the current state, documented in photos 1 to 8." For a post: first line "Images with virtual furniture generated with AI", before the description.

The empty two-room apartment and the house to be arranged: two different choices

The empty two-room apartment. In one example, an agency must sell a two-room apartment just released from the tenant. It generates three variations of the living room: in the first the window has become wider, in the second the sofa covers the radiator, the third respects the room and is published. On idealist the photo is marked as modified with IA, on Immobiliare.it the description lists the furnished images, and in both cases the photo of the empty room is immediately after. At the visit who enters finds what he has seen.

The Sixties cottage. In a second example, the owner wants to show how the house would become after work. The images with bathroom and kitchen remade are simulations of renovation: they stand at the bottom of the gallery, with the wording that declares them as such, and the cover remains a photo of the current state. The price is estimated on the house as it is today, with the method explained in the guide to real estate valuation with AI; simulation helps those who buy to imagine, does not shift value.

Done well, virtual staging helps home seekers read spaces without promising anything that is not there at the visit. The rest of the agency's work, from portal contacts to the property file, is in the guide to AI for Real Estate Agencies and on the page AI for real estate. If you post many ads, checking original labels and photos can become an automatic step before posting to portals: we design it in the automation of business processes.

FAQ

Do I have to disclose that a photo has been furnished using AI?

Yes, in almost all cases. Since August 2, 2026, the AI Act requires those who use AI for work to disclose when a generated or manipulated image depicts a real place and could appear authentic, and a real room furnished digitally readily falls within this definition. idealista also requires this in its publishing terms.

Is a sentence at the end of the listing description enough?

Not on its own. The Commission's guidelines on Article 50 require clear, distinguishable information that does not get lost among other information, no later than when the person sees the image. The label belongs on or next to every modified photo; the sentence in the description complements it.

Must corrections to a photo's lighting and perspective be disclosed?

As a rule, no, if these are standard edits such as exposure, colour, straightened verticals and cropping. The Commission's guidelines distinguish these from inserting, removing or replacing objects that change the substance of the image. A dark room made to look full of sunlight, however, is no longer a standard edit.

Can I use AI to remove a crack or exposed pipes from the photo?

It is better not to. This hides a feature that matters to buyers, and the Consumer Code also treats as misleading a presentation that misleads people about a product's main characteristics, including those of real estate. A label does not make a misleading image acceptable.

Does anything change if a graphic designer creates the virtual furnishings with a 3D program without AI?

For the AI Act, yes, because the obligation concerns artificial intelligence systems. The Consumer Code and portal rules still apply: idealista also requires disclosure of images modified with other manipulation tools and that they be shown alongside photos of the current condition.

How reliable is the furniture generated by AI?

Very reliable in aesthetic rendering, less so in proportions. The tool does not know the room's dimensions and can insert furniture that is out of scale, alter windows and change the lighting and view. Every image must be compared with the original photo and floor plan before publication.

Does Immobiliare.it have specific rules about photos modified with AI?

As of September 23, 2026, the publicly available general terms contain no specific rule: they require accurate, non-misleading information and images relevant to the listing. Agencies are also subject to their service agreement, which is not public: it is worth asking your account contact.
